A lonely middle-aged woman named Sue Ann befriends a group of teenagers and offers her basement as a party space where they can drink without adults finding out. As their hangouts continue, Ma's affection for the group deepens — and then curdles. The goodwill runs out, and something much darker takes its place.

Maggie moves to a small Ohio town to live with her mother and falls in with a group of local teenagers. They approach a veterinary technician named Sue Ann outside a liquor store to buy them alcohol. She declines at first — then later invites them to party in her basement, a safe space where she can keep an eye on them. She stocks it, hangs out with them, texts Maggie constantly. Ma becomes their regular haunt.
Signs accumulate that something is wrong. Sue Ann insists no one go upstairs. She watches them on cameras. She shows up at school. She texts obsessively. Flashbacks fill in why: as a teenager, Sue Ann was manipulated and sexually humiliated by Andy's father Ben and his group of friends, recorded, and destroyed socially. The teenagers now partying in her basement are the children of the people who ruined her life.
Ma's behavior escalates from possessive to predatory. She drugs the group, restrains them, and begins exacting revenge on each one — methodically, with the calm of someone who has been planning this a long time. She sews a girl's lips shut. She forces one teen to drink paint. She performs a blood transfusion on Andy's father Ben using an incompatible donor, targeting the man she blames most.
Maggie and Andy break free and get the others out. A fire starts in the house. Ma, trapped inside with Ben, dies in the blaze. The teens survive. The basement burns with everything in it.
